Storm Water Assessment Fees of Business Parking Lots a Mistake

July 8, 2008

Many Municipalities, which are trying to comply with the EPA mandated NPDES Permitting are looking at ways to clean the storm water and some are attempting to past these costs onto the private parking lot owners. Yet I would advise they not do this for several reasons.

Number one if you charge a parking lot owner fees for storm water compliance then you are not getting them to do anything about the run-off and thus not solving the problem, bad move. Instead you are taking their monies to fund the storm water department; oh great that is what we need more government and bureaucracy?

Now then if you charge the parking lot owners huge fees then they will end up charging more money in the Triple Net leases to small business owners and this will be a hardship on those small businesses. Bad move.

Next if you charge this to large retailers they will make it up in higher costs to consumers? Oh wonderful thanks a lot Mr. Bureaucrat. In Milwaukee they want to assess each parking lot owner a fee of $50.00 per quarter for ever 10,000 square feet? Also they wish to charge smaller businesses with a one acre parking lot $800.00 per year.

This is crazy non-sense and if it is a parking company imagine the fees and they will go right on and charge higher fees to those who park there and you again hurt the consumer as they are already paying too much in gasoline to get to the parking lot in the first place. Bad move, bad idea and typical linear thinking politicians. This is nuts. Consider this in 2006.

The Comfort That a Car Can Provide

June 26, 2008

Many people today are willing to invest a lot of money only to have a car of their own. In today’s world, cars can be classified as one of the needs of an individual. Why is it so? The reason behind this is that cars can provide comfort, protection and convenience to people when they travel. Today, as our technology improves, the cars that most of us use are also improving. Now, the cars’ purpose is not only to give convenience to the people in terms of traveling, but it can also provide comfort and entertainment. Most newly made cars have some entertainment systems contingent with them.

There are cars that have DVD players installed in them with a matching sub-woofer to enhance their sound. There are also cars that have LCD monitors mounted to them to provide additional entertainment to the passengers. There are also some cars that are computer operated and all the commands are done with only a push of the button. This is how technology affects the usefulness of cars.

These cars do not only provide us the comfort that we want, but it can also provide us the protection that we need. Cars’ advancement in its technology does not end with comfort and entertainment. Cars also provides us the protection from accidents. These cars have seatbelts installed in them to protect the driver and the passengers in cases of car crashes. But aside from seatbelts, these cars also have airbags for additional caution and protection. Some cars are built with a durable body to withstand collisions. There are even cars that have bullet proof windshields built for the protection of the passengers.

This is how modern and advanced are the cars we have right now. But these cars, because of their characteristics, most of the time can cost a lot of money. And because of their cost, they should have proper car insurance protection. In this changing world, the cars’ services to the people also improve. In the near future, we can expect more convenience, more comfort and more protection that these cars can provide to all of us. The comfort that a car can give is based on the technology that made it.

Replacing Ford Headlights

May 3, 2008

How horrible would it be one day to wake up and realize you don’t have any headlights? I think it would be pretty bad, it would not be safe to even drive your car if your headlights are broken or don’t work.

Your lights are one of the parts that will last you a long while. But since they are on the exterior they are exposed to elements that can be damaging. They can loose their original luster. You can give your Ford vehicle a new fresh look by changing the grille, mirror, taillights, Ford hood and spoiler.

It is really simple and easy to replace Ford parts, especially the lights. The reason for that is Fords popularity. A good place to look for the parts is Ford Parts Online; they are one of the most trusted auto parts dealers on the internet. So check them out if you need to replace any parts on your Ford vehicle.

But let’s go back to your Ford lights. It’s quite easy to change them yourself, just follow my directions and you’ll be on the road again.

First remove the exposed plastic or metal trim around the housing to get the headlight ring and screws. Using the right tools remove the four ring screws. Be careful, because it is pretty easy to strip them. Put some penetrating oil on each one for a few minutes. Also be sure not to turn the headlight-aiming screws.

Once you remove the retaining ring the headlight will be free. Just unplug the wiring connector that is in the back of the headlamp.

Then plug back the connector into the back of new headlight then place it in the mounting base. The headlight will position itself due to lugs in the back, but if it doesn’t then that means you have it upside down.

Turn on the new headlight to see if it is working. If it doesn’t come on it probably means there is a problem with the wiring.

You next step would be to replace the retaining ring. But again, be careful about the screws. The last thing would be to replace the trim elements that you had to remove.

Diesel Engines: Tap the Advantage!

April 7, 2008

If you own a diesel powered vehicle, you probably appreciate the inherent qualities of this type of engine. More torque, better fuel economy, easier maintenance are some of the attributes of owning a diesel powered vehicle. Still, some motorists complain about the engine’s weak power, particularly when accelerating from a full stop. What you may not know is that a diesel engine can be tweaked to produce more power without harming fuel economy. Let’s take a look at diesel engines and what you can do to squeeze out more power.

Thanks to the work of one man, Rudolf Diesel, we have a choice when it comes to driving. Besides hybrid or rotary engines, the chief way most vehicles run is via a gasoline powered internal combustion engine. However, with Diesel’s 1892 patent of the engine that bears his name, diesel power has played a significant role in powering buses and trucks across North America. Some passenger vehicles, particularly pick up trucks, are also diesel powered giving motorists an option to gasoline.

Diesel engines have the following advantages over their gasoline counterparts:

Diesels use air compression to create combustion versus the air/fuel mixture required by gasoline powered cars. This attribute means that diesel engines do not require spark plugs and thus do not have to be tuned up.

Diesel fuel has a higher fuel density than gasoline resulting in fuel economy increases of 20-30% over comparable gasoline powered models.

Diesel engines are cheaper to maintain as they have less parts vs. a gasoline engine. The lifespan of a diesel engine is also significantly longer.

If it is torque you need, particularly for pulling a boat, camper, or equipment, than a diesel engine has the advantage. A diesel engine is definitely slower especially when starting from a dead stop, but when climbing hills or going over bridges, your diesel powered vehicle can definitely handle the challenge.

So, why aren’t more vehicles built in North America diesel powered? A few reasons including:

Stricter emissions control standards. Diesel engines pollute more, so not many manufacturers have improved upon the technology to produce an engine that is environmentally friendly. However, several upcoming engines from VW and others may change all of that.

Not enough power. Yes, a common complaint, even with turbo diesels, is that the engines are not powerful enough. North American drivers are accustomed to getting on the highway with a minimum amount of effort. With a diesel engine, it can take as much as twice as long to get up to full speed.

Fortunately, several aftermarket product developers are helping motorists squeeze out more power from their diesel engines. Performance programmers, made for specific diesel engines, are helping motorists see a nice spike in horsepower as well as increases in torque. The beauty of some of these aftermarket parts is that they don’t harm fuel economy. In fact, some claim to help improve it.

Yes, the number of diesel powered passenger vehicles presently on North American highways is presently very small; however with newer, cleaner and stronger engines on the way, you may soon find yourself opting for a diesel powered vehicle too.
